So you hire Guardhouse Rentals to be your property manager. First we check the market value and discover we could rent your home for, let's say, $1000 a month. Next we advertise and schedule showings and will screen multiple applications. After that we will carefully approve a tenant for your home. Keep in mind that we have to deal with this tenant, and NOT you, so we take the approval process very seriously. Of the first month's $1000 rent, $200 will be deposited directly into your bank account. The $800 we keep is our one-time 80% Tenant Acquirement Fee. After that, each month, we collect your $1000 rent, subtract our monthly management fee of 8% and then deposit $920 directly into your account. It is as simple as that! If there are any needed repairs, we coordinate getting those completed by our contractors in our Preferred Contractor Program. These are NOT our people and therefore NO conflict of interest (like most other property management services). We subtract repair charges from the rents that we receive, or from an owner contribution. Our process is simple: We do all the advertising, screening, processing, legal paperwork, maintenance, collect the rent and direct-deposit to you. And your work? - check your bank account! We do the work. You get paid. |
