Screening & Selection

Rent Collection Service

1. We handle all billings, notices and collections, keeping your income flowing.

4.  Although problems seldom arise, we will handle legal and court issues if needed.
5.  We are a buffer for you when firmness is required. 
6. For your protection, we collect security deposits, up to the maximum allowed by law.
7.  We collect additional non-refundable pet deposits, if pets are allowed.
8. We collect additional non-refundable cleaning fees.
   
9.  We handle all legal procedures and notices in conformance with State law if forfeits or damaged claims should occur.
10.  We perform move-in and move-out evaluations and carefully document any chargeable items.

Property Evaluations and Protection

1. Upon request, and subject to a minimal administrative fee, we perform drive-by inspections to monitor how your property is being maintained.
2. Upon request, and subject to a minimal administrative fee, we conduct annual interior review and take appropriate action if needed.
3.  We make property condition reports upon tenant move-in and move-out.
4.  We use a licensed, insured, professional locksmith to rekey the locks when there is a vacancy to help protect you and the tenants against unauthorized entry.

Coordinate Repairs and Maintenance

1. We have 24/7 maintenance call line, to provide you and your tenants the professional attention needed.
2.  We offer professional cleaning services should tenants move out.
3.  We verify all maintenance requested. We are maintenance experts; we know houses, the problems that occur, what repairs should cost and how & when to get good service.
   
4.  Because of our volume, we can negotiate the best prices for you with carefully chosen contractors, or we will use your licensed and insured contractor if you prefer.
   
5.  We help prevent costly repairs through preventive maintenance, whenever necessary.
6.  We maintain a systematic follow-up procedure to make sure work is done in a timely and satisfactory manner, enhancing better relations with your tenants, keeping them in your property longer.
